This is one of London Cost Consultancy’s core services on offer with full time experienced Quantity Surveyors on hand to predict and control the costs from inception, schematics, planning, construction, all the way through to after care.

This is an essential item amongst construction projects and London Cost Consultancy are driven to provide all of our clients with a professional service to establish projects. With advice from an outside perspective and robust knowledge of the building industry including detailing, our QS’s, assist in delivering client expectations and where applicable maximum profit margins on investments.

It is imperative for all London Cost Consultancy’s employees to optimise cost management at every stage of a project through various reporting, budgets, cost plans/models, bills of quantities, contract documentation, approach, strategy and sector research/intelligence. Once a project is under construction London Cost Consultancy provide cost management through interim valuations, cash flows, variation approval, final accounting amongst other services.

Control is imperative and with London Cost Consultancy’s experience across the team this is managed at every stage of the project. Adaptability is also a key feature and we at London Cost Consultancy are able to offer our services to any part of a project even if developments are under construction or require a checking consultant.

Construction Management

Where do I start for delivery of my idea?

London Cost Consultancy offer a construction management service on behalf of our clients in order to assist with contractor risk, project control and market cost control. Providing a successful method of procurement to construction projects compared to the traditional routes, London Cost Consultancy provide a professional management structure and team to deliver the design, procurement and construction of projects to the clients interests and aspirations without using a main contractor.

Providing the client with their goals is key to London Cost Consultancy and utilising this approach allows strong relationships with the design team, specialist contractors and clients all working together to achieve the same goal.

Construction management is a popular procurement route often used in the UK for time and cost dependant projects. As with the traditional forms of procurement, the client is responsible for the appointment and co-ordination of a professional design team but, in addition, an independent construction manager is appointed on a professional basis and paid a fee.

Construction management is similar to that of management contracting in that it involves the client appointing a management contractor whose role is to advise on the design stages of the project before moving over to let and manage the individual package contractors for construction. The difference is that the client enters into individual contracts with each of the package contractors, rather than a single contract with a main contractor/management contractor.

This procurement route has the benefit that it removes the platform for any sort of adversarial relationship with a main contractor, however the client holds all the design and financial risk.

London Cost Consultancy are also flexible with this route and should a project be at a later stage we can still offer this method. Where applicable/appropriate the client’s professional consultant team could still be retained and the Construction Manager would provide the contract administration for the trade contractors.

Contract Administration

Paperwork, contracts, tenders, instructions? What to issue/use?

London Cost Consultancy offer the contract administrator role for construction projects to maintain and ensure all elements of administration for the client. From invitations to tender, contract preparation, contract issue site instructions, to defect schedules. London Cost Consultancy can provide our clients with one service or all.

Our experienced team provide the Co-ordination, professionalism and knowledge to ensure all paperwork is issued correctly and accordingly for each and every project. Varying elements apply at various stages of the project and this service is another that London Cost Consultancy can adapt to suit specific project requirements.

Employers Agent

One point of Contact for my project.

London Cost Consultancy offer an Employer’s Agent role as a core service to our clients. This role is an expanse on the cost management role to provide additional tasks such as the co-ordination of the project team and process through the project. This service also assumes the responsibilities of the Contract Administrator.

Acting on behalf of the client, London Cost Consultancy will co-ordinate tenders, collate contractual documentation, manage and chair meetings and ensure robust and effective management by all parties through the process.
